This latest acquisition represents the fourth attempt to secure a collective sale, with the previous attempt taking place in 2018 when the reserve price was set at $900 million. Owners of Chuan Park can expect to receive substantial proceeds ranging from $1.16 million to over $2.5 million, depending on the size of their units which range from 710 to just over 2,000 square feet. Additionally, the two commercial units are estimated to fetch approximately $1.09 million for a 474 square feet unit and $2 million for a 1,238 square feet unit. Chuan Park, a leasehold condominium situated at 240 Lorong Chuan in District 19, comprises 444 residential homes and 2 commercial units. Originally developed by Far East Organization in 1985, the condo occupies a plot of 400,588.7 square feet. Taking into account the offer price of $890 million and an upgrading premium of $165 million, the developers will be paying an average of $1,254 per square foot (psf) for the property, without any Development Charge payable. With a Gross Plot Ratio of 2.1, Chuan Park has the potential to be redeveloped into a Gross Floor Area (GFA) of 841,236.3 square feet.
