About 10,000 new houses could be built on a large parcel of land located in Fernvale North in Sengkang, according to plans proposed for a new estate next to the Tampines Expressway (TPE).
Urban Redevelopment Authority is preparing the 18.9ha housing development site which will be bordered by Jalan Kayu and Fernvale Street. The TPE as well as the planned Sengkang West Drive, will also form part of the site.
Proposed amendments to the URA master plan that were released on April 29 show that the site property analysts predict could host a mixture of public and private projects, will have parks, a house of worship, and a medical and health facility.
The development is expected to support housing demand in the region and give residents access to community and social amenities as well as recreational and commercial facilities, easier access to parks, and improved road connectivity.
The site, roughly 35 football fields in size, is located close to the Seletar Aerospace park and an industrial area located in Seletar West that will be developed.
Two LRT stations are close by, Thanggam (Kupang) and Sengkang Riverside Park.
The proposed amendments include changing the plot ratios of land parcels ranging from 3.9 to 4. The plot ratio is used to determine the extent of development that could be done on a parcel of land.
The site could yield 8,000 to 12,000 units.
On the site, a mixture of Build-to-Order (BTO), condominiums and executive condos could be constructed.
There could be pent-up need for BTO flats in Sengkang since the last public housing development launched there was in 2019.
People who have been in the region for a period of 10 to 20 years might be able to move into private homes. Parents might want to move closer to their kids who already live within the neighborhood.
The site is strategically situated to support the workforce of the nearby Punggol District Digital as well as Seletar Aerospace Park.
Undeveloped industrial land of 2km located in Seletar West Road lies just to the west of Fernvale.
The location could draw people to help develop industrial and commercial enclaves in the region.
The Seletar Link Flyover, near the Fernvale plot, went live in January. It links Seletar Link and TPE to meet the anticipated increase in traffic due to the new developments happening in Punggol.
The new Sengkang West Drive, when completed, will give motorists another road connection in Sengkang.
The huge residential plot could aid in meeting the need for housing in the region.

In Bukit Panjang, new houses could be constructed on the site that was previously Greenridge Secondary School.
The school, which has been located at the Bukit Panjang Ring Road site since 1992, was merged with Fajar Secondary School in 2023 and relocated to the former’s site on Gangsa Road.
The 33,195 square. metres. parcel has been rezoned from an educational facility to a residential zone to meet the housing demand in the region and to give residents better access to facilities and transport.
The plot can yield 700 apartments or 1000 private flats. She said that it’s more likely to be an BTO project because of the shortage of new apartments in the estate.
Petir Park Edge, a project comprising 191 units and 143 two-room flats, was announced as the last BTO in Bukit Panjang in December 2023. This project was launched in 2016, the last time before.
